Frequently Asked Real Estate Questions
What does Waters & Associates do to get a home noticed?
In today’s digital marketplace, we believe it is important to have an extensive web presence and an attractive presentation in the online multiple listing service. High quality marketing materials such as brochures and signage are also important. In addition, we provide staging recommendations to enable sellers to stand out among the competition.
We also actively search for buyers by submitting marketing materials to area companies, churches, schools, or whatever venues are in that neighborhood that may have buyers moving to that area. Extensive review of the competition and SOLD listings enable us to counsel a seller to be able to price to the market and ultimately sell for the highest price possible in the shortest amount of time.
Why should I hire a Realtor?
An expert, professional Realtor will help you understand the market and how your home stacks up to your competition. They will help you market your home to the broadest array of buyers to attract a qualified buyer and even more importantly guide the sale from contract to the closing table, which has become much more complex in the last few years. Most serious buyers will be working with a Realtor, so a seller that is selling on their own will be asked to pay a commission to the buyer’s Realtor to facilitate the sale. Thus most houses listed as For Sale By Owner will likely pay a commission to the buyer’s Realtor and not get the benefit of having a Realtor look out for their interests.
What home improvements are most critical?
The most important things a seller can do to become and stay MARKET READY in any price range is to have a clean, well-maintained home. A neutral, clutter free décor will attract the widest array of buyers. Any “upgrades” would depend on the price range and the competition standard. Curb appeal is important as is the front door and porch area, which is often neglected. A professional Realtor who knows the seller’s market will be able to give the best advice as to what needs to be done to sell at what price points.
